Want to see what your floor will look like AFTER sandless refinishing?
Sandless refinishing will eliminate surface scratches, but will not eliminate deep scratches, indentations in the floor, or stains below the finish. In such cases, you would need to first sand the floor and then apply new finish. To see what your floor will look like after sandless refinishing, just apply a wet cloth to your floor. Whatever scratches, indentations or stains that you can see after wetting the floor, you will still see after it is sandlessly refinished. Your floor will be better protected against future scratches, but those existing scratches that you still see can only be removed through sanding.

Traditional Sand & Re-Finish
The traditional sand and re-finish process:
  • is messy, leaving sawdust everywhere;
  • uses oil-based finishes, with high VOCs, leaving odors;
  • takes anywhere from 3-5 days to complete, and up to 30 days to cure, causing major disruptions to your home life; and
  • requires significant labor, making it relatively expensive.
The traditional sand and re-finish process involves the following:
  • Sanding the existing floor with rough sandpaper to remove the finish
  • Smoothing the floor using light sandpaper
  • Vacuuming to remove the sawdust
  • Applying stain
  • Applying the first coat of finish, then buffing the floor, followed by a 2nd coat of finish and re-bufffing, and then a 3rd coat of finish (some contractors apply only 2 coats of finish).
Most finishes are either water-based or oil-based.
Water-based finishes:
  • Dry quicker (2-4 hours versus 12-18 hours for oil-based); AND
  • Provide better protection against scratching and scuffing (because water-based finishes have a higher solid content); BUT
  • Don’t have the richness of color of oil-based finishes; and
  • Can look cloudy (because most water-based finishes are made with high concentrations of plastics and acrylics).
Oil-based finishes:
  • Enhance the color of the hardwood, resulting in a richer stain;
  • BUT Don’t protect as well against scratching and scuffing because they have a lower solid content; and
  • Have relatively high VOCs, making it eco-unfriendly.
Standard water and oil based finishes take about 30 days to reach final curing, meaning the floor is vulnerable to scratches and scuffs.
Sandless Refinishing with H2OilTM and RadCoatTM
With it’s revolutionary sandless refinishing process, Simply Floored can refinish a hardwood floor in one day, at a fraction of the cost of a new hardwood floor, with a more durable finish that will last for years.
H2OilTM and RadCoatTM can be used to refinish almost any type of wood floor, including solid wood, engineered hardwood, site finished or pre-finished, as well as on stair treads.
Instead of sanding, the existing floor is prepared for refinishing using a specialized process that micro-abraids and chemically etches the floor.
  • The floor is sprayed with a deep cleaning pre-treatment and then abraded (aggressively buffed) using a special pad (like the rough side of a sponge).
  • Abrading the existing finish, combined with the deep cleaning treatment, breaks down the dirt and grime embedded in the floor, making it easier to remove.
  • The floor is then vacuumed, mopped and tacked to remove the cleaning treatment, along with any dirt and grime.
  • The finish is applied, filling in surface scratches and providing an incredibly strong protective coating.
H2OilTM
  • H2OilTM is a water-based hybrid finish made with linseed oil, a hybrid finish that offers the benefits of oil and water based finishes.
  • Because it contains Linseed Oil:
    • H2OilTM has a natural amber color, which helps to enhance the color of the stain.
  • Because it is water-based:
    • H2OilTM allows for quick drying (2-4 hours, allowing a second coat of H2OilTM to be applied the same day ) – you can move furniture back on the floor the next day; and
    • H2OilTM protects better against scratching and scuffing (because of its higher solid content).
  • H2OilTM is made using a unique process called poly dispersion (standard water-based finishes use thermoplastic dispersion), which allows for compounds to be added to the finish to make it more durable, scratch resistant and fade resistant than standard water-based finishes.
    • H2OilTM rates higher than other finishes for hardness.
      • H2OilTM rates 84/100 for Rocker Hardness, versus 40/100 for oil based finishes and 60/100 for water based finishes.
      • H2OilTM is like having a 1/8″ of glass protection on your floor.
  • H2OilTM also scores highly for scratch and scuff resistance
    • Site finished hardwood takes 500 “rubs” to get through the finish
    • H2OilTM takes 1200-1400 rubs, which compares favorably with pre-finished hardwoods (which rate 1400-1600 rubs)
  • H2OilTM contains UV inhibitors to make it highly fade resistant.
    • Most finishes are made with thermoplastic dispersion, which does not allow for UV inhibitors
  • Poly dispersion also allows for H2OilTM to be made with less plastics and acrylics, so it is not cloudy like most water-based finishes, and it enables H2OilTM to act as a natural barrier to moisture as well as to stains from acidic foods, like mustard, ketchup or wine.
  • H2OilTM is eco-friendly, with an extremely low VOC rating (volatile organic compound), which means it minimizes odors and emits fewer pollutants into the atmosphere.
RadCoat – Instantly 100% Cured PLUS Higher Scratch and Scuff Resistance
  • RadCoat is an advanced finish that significantly increases the scratch and scuff resistance of the floor.
    • RadCoat scores higher for Rocker Hardness than any other finish (94/100).
    • RadCoat scores higher for scratch and scuff resistance
    • RadCoat maxed out at 2700 rubs (the maximum rating). That’s twice as scratch and scuff resistant as Pre-Finished Hardwood
  • RadCoat is instantly 100% cured using specialized equipment that emits UV light as the finish is applied.
    • You can be back on your new floor the same day, with your furniture AND rugs. Standard finishes can take up to 48 hours to dry, and up to 30 days to cure, meaning it takes longer to refinish your floor, and you have to stay off it longer. Even worse, because no one waits 30 days to get back on their floor, you are always putting your newly refinished floor at risk.
    • Once cured, RadCoat produces NO VOC’s.
When is Sanding Required
Gray areas in the floor, typically found in high traffic areas, are caused by a wearing away of the finish, allowing for dirt and water to seep into the floor. Such areas may require a special “color restoration” process involving hand scraping and sanding and then staining a limited number of boards. If there are significant areas requiring color restoration, sanding is recommended.
Sanding will also be required if:
  • The customer wants to change the color of the floor,
  • The customer wants to match new hardwood flooring to the color of existing flooring; or
  • The existing floor was cleaned using cleaning products containing wax or acrylics.
If sanding is required, the H2Oil and RadCoat finishes can still be applied. So while you won’t avoid the dust, you can still get all the benefits of the best finish in the industry.
Structural Problems in Your Floor
Structural problems in a floor, such as gaps between planks, can NOT be fixed by refinishing the floor, sandless or otherwise. Board replacement is required before the floor can be refinished.
Floor Care and Maintenance: Maintaining Your Refinished Floor
Once your floors have been refinished, proper maintenance and care will ensure that they last for years. Just follow these simple guidelines:
  • Don’t use chemical cleaners for at least two weeks after the finish is applied;
  • Use furniture pads on all furniture bases and legs that come in contact with the floor;
  • Dry mop with a micro fiber dust mop as frequently as possible;
  • Place door mats at all doors to collect and prevent grit.
